Final Plans for Co-Op District Drop

The Hutto Co-op District today revealed final renderings for the retail and office center, a 35-acre mixed-use development on U.S. Highway 79 already underway in its namesake Austin suburb.

The just-completed plans include final drawings for the four-story office and retail building planned for the site, as well as the first parking garage for Hutto, the booming metro city about 30 miles north of Austin.

The 64,000-square-foot building includes ground-floor retail and offices with floor-to-ceiling glass and flexible finished ceiling heights of 10 feet or more. Architectural details include wood soffits, decorative steel panels, and activated pedestrian spaces.

The district also released final renditions of its parking garage, which is under construction. Designed by Walker Consultants and built by John King Construction, the six-story garage will accommodate about 450 vehicles and seeks to counter parking-structure conventions with an “inviting, well-lit environment and unwavering commitment to cleanliness,” according to a project spokesman.

Developers expect the parking garage construction to open around the same time as Jack Allen’s Kitchen, which is breaking ground in the next 60 days. Jack Allen’s Kitchen is joined by Southside Market, the oldest continuously operating barbeque establishment in the United States; Austin’s iconic Top Notch Burgers; and Jaime Fernandez’s Cocina Jalisco Sports Bar & Grill Mexican cuisine concept. The Co-Op District is also home to the City Hall for the City of Hutto and the Hutto Public Library.

MA Partners is the developer of the 35-acre district, located at the site of the original Hutto Co-Op, built in 1937. The development will preserve and incorporate the agricultural co-op ‘s four grain silos as high-profile symbols of Hutto’s agricultural heritage. Developers envision the Co-op District as a community gathering destination offering a range of activities, not unlike the Magnolia Silos that transformed the city of Waco, about 70 miles north of Hutto.

Coming to Hutto: Office/Retail Building, 450-Space Parking Garage, Jack Allen’s Kitchen

Today I bring you news from the fast-growing city of Hutto in Williamson County, north of Austin.

The developer of the Hutto Co-Op District has unveiled new renderings of a four-story office building and Hutto’s first parking garage for a mixed-use project. Both buildings are under construction in the district.

The Co-Op District is a 35-acre business, retail, entertainment and residential project being developed on U.S. 79 in Hutto, which has about 37,000 residents.

Due to open in the first quarter of next year, the 64,000-square-foot office building will have ground floor retail and offices with floor-to-ceiling glass, with opportunities for ceilings rising 10 feet or taller. Architectural details include wood soffits, decorative steel panels and an elevated pedestrian experience that will tie into the live/work/play feel of The Co-Op District, which will feature a walkable design connecting to the city’s historic downtown.

There’s no word yet on prospective tenants for the office or retail space in the building.

The Co-Op District is located at the site of the original Hutto Co-Op, built in 1937, which served as one of the strongest visual symbols of Hutto representing its agricultural heritage.

The new district features four towering grain silos that have been preserved and will tie into the project’s master plan, bridging Hutto’s history with the city’s culture and allure to businesses, residents and tourists. It is meant to be a community gathering spot with activities and offerings for people of all ages.

Office, Parking Projects will Take the Hutto Co-Op District to New Heights

The Hutto Co-Op District is growing up — literally.

Work is underway on a four-story, 64,000-square-foot class A office building and a six-story, 450-spot parking structure at the entertainment district along Highway 79, Co-Op developer MA Partners announced on Feb. 21.

The projects add unprecedented density to the 35-acre, mixed-use development, which is already home to Hutto City Hall, the Hutto Public Library, local-grown restaurants like Top Notch Hamburgers and Southside Market BBQ and weekly farmers markets. The walkable design is slated to be connected to the city’s historic downtown by way of upgrades to Live Oak Street.

A year ago, the city of Hutto updated a development agreement that called for the construction of parking garages on site, as well as tightened deadlines on the delivery of the project and strengthened penalties. Other revisions included putting MA Partners in charge the district’s splash pad, amphitheater and green space, according to Community Impact.

Developers this month broke ground on the office building, which includes retail offerings on the ground floor and offices with floor-to-ceiling glass. There will also be opportunities for 10-foot ceiling heights or greater for tenants that prefer a lofted aesthetic, according to the announcement. Architectural details include wood soffits, decorative steel panels and an elevated pedestrian experience. It was designed by Hip.Hop.Design Studio, led by architect James Cornetet and interior designer Nicole Cornetet.

A representative for the project said they are in the “paperwork stages” of discussions with tenants. There is no estimate on a delivery of the building.

The office building is adjacent to the parking garage, which is designed by Walker Consultants and built by John King Construction. The six-story garage will accommodate 450 vehicles. It’s the city’s first parking garage and is being built using precast concrete, with each piece produced at Coreslab Structures in nearby Cedar Park and then transported to the construction site in Hutto and maneuvered into place, according to the city.

The parking structure will ultimately service Jack Allen’s Kitchen, which is expected to break ground on its long-anticipated location in the Co-Op District within the next 60 days. Both the restaurant and structure are expected to simultaneously open by the end of 2024.

The Co-Op District will de-facto serve as an extended downtown in the city of Hutto, which has a population of about 37,000 people and is about 30 miles northeast of Austin. The city has become a magnet for large-scale development, including at the nearby megasite, where tens of billions of dollars of investment is planned to yield industrial space, data centers and more.

Hutto Set to Get First Parking Garage that will Accommodate More than 400 Cars

The city of Hutto will soon get its first parking garage. It will be part of the new Hutto Co-Op District, which is already home to Hutto City Hall and other businesses.

Developers released the final plans for the new four-story office and retail building on Wednesday. Retail shops will be on the ground floor, and offices with floor-to-ceiling windows will be on the upper levels.

The parking garage is already under construction. It’s set to be six stories tall and be able to accommodate about 450 cars.

The U.S. Census estimates that as of July 2022, more than 36,000 people lived in Hutto. In 2010, the population was less than half of that, at about 14,000 residents.

“We are pleased to have the best of the best, Walker Consultants and John King Construction, working on this exceptional parking structure,” said Bob Wunsch of MA Partners, the developer of The Co-Op District. “The bar has been set very high at The Co-Op in terms of quality, craftsmanship and design aesthetic, and we want to ensure that from the moment you arrive on site, to your parking experience, to your visit to a restaurant, shop or office space, the experience is not only favorable, but also memorable.”
